What it offers
Proximity, mostly. It is one of the shorter drives to the central Pensacola facilities, which matters more to a shift worker than almost anything else on a listing. It is established, the streets have mature trees, and small errands do not automatically mean getting in the car.
For anyone working at Ascension Sacred Heart or the central campuses, this is an area worth driving before you rule it out on price per square foot.
The trade-off

You get character, established streets, and a location you cannot manufacture. You also get roofs, plumbing, and electrical systems with a history, which makes the inspection the most important hour of your purchase rather than a formality.
Lots are generally smaller than what your money buys further north. If space is the priority, Pace or Cantonment will serve you better.
What to check before you commit
Roof age and the age of the major systems, because both feed straight into the insurance conversation and that conversation can move your closing date. Flood zone determination on the specific property. School zoning direct from the district for the exact address, since zoning lines can run through a neighborhood rather than around it.
And drive the commute at your real hour. Close in is not the same as quick when the roads around the hospital are the constraint.
