Privacy policy
Short version: this site collects information you submit to reply to your enquiries. It also uses analytics and the Meta Pixel to understand visits and measure advertising.

What is collected
When you submit a form: your name, email address, and anything else you choose to enter, such as phone number, timeline, situation, property address, and message.
Housing-cost calculator: calculations run in your browser. The tool does not save your figures or attach them to a contact request. Site analytics and advertising technologies are described below.
Moving checklist: checked steps are saved in this browser only when you choose Save on this device. This stores task identifiers, not contact details. Saved progress stays until you use Clear progress or remove this site's browser data. The tool does not submit your selections to Helena or attach them to an inquiry.
Area comparison: selected area names appear as identifiers in the page URL so you can return to or share the comparison. Anyone with that link can see the selected areas. Page URLs may also appear in browser history, hosting logs and the page-view analytics described below.
Automatically with that submission: your IP address, the country and city your network resolves to, your browser user agent, the page you submitted from, and the referring site and non-personal campaign labels from the link you followed. This is kept to spot abuse of the form and to know which pages generate genuine enquiries.
If you tick the call and text box: that choice and the exact wording you agreed to, so there is a record of what you consented to and when.
Analytics. This site uses Google Analytics to understand which pages are useful and how people arrive. It sets cookies in your browser and sends Google a record of the pages you view, along with clicks on contact and selected planning links, form starts, error categories, accepted inquiries, video-load requests and calculator use. It is told to anonymise your IP address. It is never sent your name, your email address, your phone number, or anything you typed into a form. Cloudflare Web Analytics also runs, which is cookieless and counts visits without identifying anyone.
Advertising measurement. This site uses the Meta Pixel to send page-view events and the fact that an inquiry was accepted to Meta. The site does not include form answers or calculator figures in these events. The pixel may use cookies and share the page URL, browser and device information, and network information such as your IP address. Meta may associate this activity with your account and use it to measure and personalize advertising under itsprivacy policy. You can manage advertising preferences throughMeta Ad Preferences and use browser privacy controls or tracking protection. Optional social video players are provided by TikTok and are described below.
You can opt out of Google Analytics across every site usingGoogle's browser add-on, or by blocking cookies for this site. Nothing on this site stops working if you do.
Social videos and links
TikTok players load only after you select Watch video. Until then, the video cards use images hosted on this site and do not connect to TikTok. Loading a player shares technical information, such as your IP address and browser details, with TikTok. TikTok may use cookies and other tracking technologies under its own privacy policy. You can read the accompanying story without loading a video.

How it is used
- To reply to you and to help with your property search.
- To send you material you asked for, such as the relocation guide.
- To call or text you, only if you ticked the box giving permission.
- To keep records the brokerage is required to keep.
- To understand site visits and measure advertising performance.
Contact-form submissions are not sold, rented, or traded.
Who it is shared with
Google Analytics receives the page and click data described above. Meta receives page-view, accepted-inquiry and technical information for advertising as described above. Cloudflare hosts the site and stores submissions, Resend delivers the email, and her brokerage customer system holds client records. Each handles information under its own terms and privacy policy. Information may also be disclosed where the law requires it.
How long it is kept
Enquiries that do not become client relationships are kept for up to three years. Records relating to an actual transaction are kept for at least five years, which is what Florida requires of the brokerage. Consent records are kept for at least five years.
Your choices
- Email: reply with the word UNSUBSCRIBE and you will be removed.
- Texts and calls: reply STOP to any text, or just say so.
- Access or deletion: email and ask. Records the brokerage is legally required to keep cannot be deleted, and you will be told if that applies.
Children
This site is not directed at children and does not knowingly collect their information.
Changes
If this policy changes, the date at the top changes with it. Material changes will be noted on this page.
Referral source and message delivery
This site uses session storage to retain a campaign source label or the origin of the referring website as you browse. It does not retain the referring page path or query string. This value is submitted with a contact form so Helena can understand how you found the site. Browser settings may disable this storage.
Contact requests and pending notification messages are stored in Cloudflare D1. Pending messages may be retried through Resend. Successfully sent notification payloads are cleared from the delivery queue; the original contact request remains in the lead record.
