A monthly budget, not just a mortgage payment.

The total adds your mortgage payment and entered ownership costs. Some expenses may be billed separately or annually. Monthly budgeting does not change when those bills are due.

Do not count insurance already included in another entry twice. Ask your lender about mortgage insurance and your association about dues and assessments. Utilities and maintenance are your own planning allowances.

What this estimate leaves out.

Closing costs, deposits, prepaid amounts, moving expenses, renovations, and special assessments are not calculated. The down payment shown is not your total cash to close.

This tool assumes a fixed rate with equal monthly payments over the entered term. It does not model adjustable rates, interest-only periods, balloon payments, financed upfront charges, or future changes in taxes, insurance, dues, or mortgage insurance.

CFPB: understanding a lender Loan Estimate

The arithmetic

How the calculation works

The loan amount is the home price less your down payment. For a fixed-rate loan, the monthly principal-and-interest payment is P × r ÷ (1 − (1 + r)−n), where P is the loan amount, r is the annual interest rate divided by 1,200, and n is the term in months. At zero interest, the payment is P ÷ n.

Annual costs are divided by twelve. Each monthly line is rounded to cents before the total is added. For cash purchases, the loan and mortgage insurance are zero. This is a monthly planning snapshot; future mortgage-insurance removal and changing expenses are not projected.

Common questions

Using the housing-cost calculator

Does this include taxes and insurance?

Yes, when you enter those costs. Annual property taxes, homeowners and wind insurance, and separate flood insurance are divided into monthly amounts. A zero entry leaves that cost out. Verify estimates for the specific property with the appropriate professionals.

Can I use the calculator for a cash purchase?

Yes. Select Cash purchase. The mortgage and mortgage-insurance amounts become zero, while the other ownership costs remain in the calculation.

Are the example numbers current Pensacola prices or rates?

No. The example is fictional and only demonstrates the tool. Replace every figure with your own estimate or a quote. No rate, insurance premium, or tax amount is fetched automatically.

Do I have to share my contact information?

No. The calculator runs in your browser without a form submission. Its figures are not attached to an enquiry. Site analytics and advertising technologies are described in the privacy policy.
