Position. It sits centrally enough to serve both Ascension Sacred Heart and, with reasonable access, the Baptist campus on Brent Lane. That combination is genuinely useful if there is any chance you change employers without wanting to move house.
It is established residential rather than new construction, which for a lot of buyers is the point.
The trade-off
You are paying for location and establishment rather than for size or newness. Housing stock is not new, and if a large yard and a recent build are your priorities your money goes further north.
The other honest note: central does not automatically mean fast. The roads around the central hospitals get busy at exactly the hours shift workers use them, and the delay comes from lights and intersections rather than distance. A few miles through several signalised intersections at 6:45am is not a few miles.
